Almost every time i speak to an American in Israel who has rented there is a story of abuse. We are taken advantage of more often than we are treated fairly. We need to know what we are doing when we enter into the rental negotiations. We need to know what are the typical and local customs. And we need to understand the contract we are signing and agreeing to. How else can we feel any ability to stand strong against a landlord who will take advantage of the language barrier. We are too often easy marks for being take advantage of. In the end they know the laws and they know how far they can push us to try to bluff their way into our pocket books. We come here with our life savings in hand, and they know it. DO NOT THINK THAT YOUR LANDLORD, OR LAWYER , OR REAL ESTATE AGENT IS YOUR FRIEND. Let them prove by their generous, righteous actions that they are your friend.
Here are some tips on renting and buying a home in Israel
- 4 rooms, usually means a 3 bedroom.
- meters times 10.76 equals square footage, so you can compare to US standards
- tenants pay all property taxes and all utilities, landlords pay for nothing
- most all contracts are negotiated by lawyers, you need a lawyer which will be another expense
- it is customary to move into a newly painted unit, when you leave you must paint
- if you have a car, check out the parking, do you need a permit, do you have a reserved space?
- landlords usually do little to no maintenance, don't expect it. If something needs completion as you move in wait if possible until it is finished before moving, or hold back some money until completed (once the landlord has all your money, his motivation for completing work goes down).
- properties often do not include light fixtures, appliances, bathroom fixtures, there may not even be kitchen cabinets. Make sure you are clear about what is included.
- water/sewer charges can be steep if you surpass your allotment. You should register each family member (or roommate) with the water company; the standard is based one resident.
- Americans are not used to gas for the home coming in tanks. In Israel they are called balloonim. Where do they go? How much will you need to pay for existing gas?
- ground floor advertised units may not be at ground level, could be 1/2 floor up or down.
- before renting check out if your appliances and large American furniture will fit through the doors, both in the halls to get to your unit, and inside to get that bed and dresser to the room it goes in.
- just because the building has an elevator does not mean it works all the time. Ask if there is a Shabbat setting.
- be aware, that many buildings have hall lights that you must turn on, check that they work and have light bulbs
- theft is a problem in Israel, lock your doors, lock your cars
- where does the garbage go? Hopefully not outside anywhere you throw it!
- the landlord may ask for 12 post dated rent checks, YOU CANNOT STOP PAYMENT ON THESE CHECKS
- mold, who cares? Not the landlord, same thing with small water and air leaks
- screens on windows? the mosquitoes will know if you have them
- did you ever ask for a reference on your landlord, like name and phone of the last tenant ????????
